Sage is structured for medical professionals who want to own their pad without running the campus. The campus operates as a commercial owners association professionally managed by Sage Park Management on behalf of all property owners. Each owner holds fee simple title to their building. The association — through its professional manager — handles everything outside the walls so your team can focus on patients.

Fee simple title

Each pad is sold as a free-standing parcel under fee simple title. Owners hold deed to their building and land — not a unit in a condo regime.

Sage Park Management runs the commercial owners association on behalf of all owners. Landscaping, exterior lighting, parking, signage, and shared infrastructure operate under a single professional agreement.

Consistent campus-wide aesthetics, landscaping, and signage standards preserve the patient-facing image your brand depends on — and the resale value your asset depends on.

Day-to-day maintenance, repairs, and campus operations are delegated to the professional manager. No waiting on a board vote to fix a pothole or trim trees — the manager has the authority to act and the obligation to maintain.

The Details

How it works, broken down.

i · The Structure

Organized as a Commercial Owners Association

The community of owners is the Sage Business Park Commercial Owners Association (COA). It is a private, contractual regime created by the recorded covenants and easements and governed by Texas Property Code Chapter 202 and general Texas contract law. It is intentionally not a statutory property owners' association (Chapter 209), a homeowners association, or a condominium — and the COA itself is a descriptive term, not a separate legal entity with officers or an elected board. Each lot is owned in fee simple absolute.

ii · The Manager

Sage Park Management LLC handles operations

The developer has designated Sage Park Management LLC as the Manager with exclusive authority to administer, operate, and maintain the campus, including:

  • Maintenance, repair, and replacement of common areas and manager-maintained areas — parking, sidewalks, landscaping, common signage, lighting, internal roads, drive aisles, fire lanes, and building exteriors
  • Contracting for landscaping, parking-lot sweeping, security, waste disposal, and capital projects
  • Property and liability insurance for the common and manager-maintained areas
  • Coordination with the Architectural Control Committee (ACC) on plans and design standards
  • Administration and enforcement of the easements (access, cross-parking, drainage, utilities, signage)
  • Medical-campus operations — medical-waste scheduling, patient drop-off, time-of-day patient parking, security and surveillance, and campus brand-standard signage
iii · Assessments & Fees

Pro-rata, by building size

Each owner's share of assessments is determined by their building's area relative to the whole campus. The Management Fee is a flat $1.75 per square foot of Building Envelope Area per year (minimum $4,000 per lot per year), adjusted annually with CPI within a 2%–7% band, and is in addition to annual assessments. Annual and special assessments fund campus maintenance and reserves; assessments and fees are billed in equal monthly installments.

iv · Financial Transparency

Open books, funded reserves

  • An online portal with invoices, bills, receipts, the current budget, year-to-date statements, and the reserve-fund balance
  • The annual budget presented to all owners at least 30 days before adoption
  • A segregated, federally insured Reserve Fund, with a reserve study every three years
  • Owner inspection and audit rights on 15 days' written notice
  • An annual informational meeting each January — for transparency and communication only, with no voting
v · Standards & Architecture

A protected Class A campus

The Architectural Control Committee reviews and approves improvements, and the Manager enforces campus-wide architectural, landscaping, and signage standards. Consistent standards preserve the patient-facing image and the long-term resale value of every owner's asset.

vi · Term & Continuity

Built to last, with one accountable manager

The covenants run with the land through December 31, 2075, renewing automatically in ten-year increments. The Management Agreement runs coterminously, on a ten-year term with automatic ten-year renewals. The arrangement is structured so the campus is never without a responsible manager — the obligation to maintain stays in place regardless of changes in ownership.
